And the new tenant has moved in. The rent checks are coming in and you and the home owner are making money. Until that is, The tenant spots water damage on the ceiling by the fireplace.

Leaky roofs cost money, money,and more money. There is a direct correlation the time the roof is allowed to leak and the money it cost to repair.
Sometimes you cannot see leaks by inspecting the roof until it shows up as a stain on your ceilings and walls.
Today I took out a exterior door that was maybe 7 years old. It would have lasted muchlonger but water damage took its toll on the frame and the whole thing had to be tore out and replaced. Costing the home owner money they didn’t have to spend.
When you install a new door make sure the thing is caulked ON TOP of the door. Or better yet FLASH it!
